Special Assessment Board Meeting
August 13,2006
1:30 P.M.
President Everson called the meeting to order at 1:30 P.M. Board members Whittington and Baxter were present, and Decker, Haile and James participated on conference call.

Owners present were Browns and Owen.

Discussion about our signed contract with Flores-Hager construction for building renovations and how to pay for same.

Motion made by Decker: I move that we set a total assessment of $26,500 per unit to cover the remaining cost of the condo restoration project. The $26,500 special assessment includes and replaces the $4,500. estimated assessment due on Jan 1, 2007 that was included in the first special assessment approved for the project. The $26,500 is an estimate based on the project details available at this time and is subject to adjustment based on the final cost of the project. Seconded by Whittington and passed unanimously.

Motion made by Baxter: The first payment of $2,000 will be due Nov 15, 2006 to cover the initial draw of the contractor. The assessment payments continue Jan 1, 2007 on a quarterly basis until project completion. The final assessment payment schedule will be determined at the September meeting when we know the contractors exact start date and schedule. Seconded by Whittington and passed unanimously.

Baxter discussed engineer's findings and his interview with head of St. John's county building department regarding the code issues for windows and doors.

Next meeting date will be Sept 10th Sunday at 1:30 P.M.
